Do Here's what a dual agent can do for both parties in a transaction: 1. Disclose all material facts about property actually known to the agent. 2. Treat the buyer and seller honestly. 3. Provide helpful information about the property and neighborhood within HUD guidelines. 4. To the extent of their knowledge respond accurately to questions concerning the property. 5. Convey all questions of the buyer to the seller and get the answer in writing. 6. Disclose the buyer's ability to buy and the seller's ability to sell. 7. Explain real estate terms and procedures. 8. Assist the buyer in arranging for property inspections by a property inspector of the buyers choice. 9. Explain closing costs and procedures. 10. Help the buyer obtain financing. 11. If requested and available provide information about comparable properties so that the seller and the buyer can make informed decisions regarding the price to accept or offer for the property. 12. Assist in the standard purchase agreement 13. Work diligently to complete the sale of the property after the purchase agreement has been accepted. Don't Here's what dual agent cannot do without the full, written consent of both parties. 1. Work to the detriment of either party. 2. Disclose the motivation of either party. 3. Disclose the price the seller will eventually accept or the price the buyer will ultimately pay. 4. Disclose terms other than those in the agreements that either party has disclosed to you. 5. Disclose anything that would hinder the bargaining position of either party. |
